Downpayment

Coming: August 18th, 2025

The Florida Hometown Heroes Housing (HTH) Program makes homeownership affordable for eligible workforce occupations. This program provides down payment and closing cost assistance to first-time, income-qualified homebuyers so they can purchase a primary residence in the community in which they work and serve. The Florida Hometown Heroes Loan Program also offers a lower first mortgage interest rate and additional special benefits to those who have served and continue to serve their country.

Program Details:

  • Eligible Borrowers who meet the occupational requirements, work full time, and are currently employed by a Florida-based employer can receive competitive market interest rates on an FHA, VA, RD, and Conventional first mortgage, reduced upfront fees, no origination points or discount points and down payment and closing cost assistance.
  • HTH 2025 Program shall be limited to the following borrowers (Click Here for Example Eligible Occupations):
    • A person employed full-time by a Florida-based employer as a health care worker, school staff member, first responder, public safety or court employee, or child care worker;
    • A servicemember of the United States military or military reserves, the United States Coast Guard or its reserves, or the Florida National Guard; or
    • A veteran employed full-time by a Florida-based employer.
  • Borrowers can receive up to 5% of the total first mortgage loan amount (maximum of $35,000/minimum of $10,000) in funds towards down payment and closing cost assistance.
  • Down payment and closing cost assistance is available in the form of a 0%, non-amortizing, 30-year deferred second mortgage. This second mortgage becomes due and payable, in full, upon sale of the property, refinancing of the first mortgage, transfer of deed or if the homeowner no longer occupies the property as his/her primary residence. The Florida Hometown Heroes loan is not forgivable.

Fort Myers Beach

The Town of Fort Myers Beach, incorporated since 1995, is on Estero Island off the southwest Florida coast of the Gulf of Mexico. The beach stretches for seven miles and has sugar-white sand and spectacular shell finds and sunsets. The Town has a variety of unique cultural, parks, recreational and natural settings, as well as shops and restaurants.
Fort Myers

Having the largest concentration of historic structures still standing in Southwest Florida, Fort Myers is rich in history and charm. Walking our brick lined streets, history comes to life… you can feel the character and realness of our beautiful downtown.
As more and more people discovered Fort Myers, hotels and shopping became a staple in our beautiful downtown. Today Fort Myers is a destination that was built by interesting characters with a great history to tell and share.

Sanibel/Captiva

The city of Sanibel Island, located along the Gulf of America just a short drive from Fort Myers, is justly famed for its sunsets, lighthouse, and luxurious resorts.

For family fun, the most popular activity on Sanibel Island is shelling – you barely can walk a step on the beach without indulging in the so-called "Sanibel Stoop" to search for shells.

But there is so much else to do on Sanibel Island – fine accommodations, fresh seafood, fishing, boating, and just plain relaxation, a chance to get away from the hurly burly, a chance to draw closer to nature.

For outdoor adventures, consider the Ding Darling National Wildlife Refuge, a way station for migratory birds and a home for manatees and dolphins. Or paddle the Calusa Blueway, a featured trail in a network of water routes.

Naples

With over 700 restaurants (just in Naples alone), gorgeous beaches, interesting eco-systems to explore, year round outdoor activities and a laid back tropical lifestyle, it’s no wonder Naples is the jewel of southwest Florida’s Paradise Coast!

Located on southwest Florida's Gulf Coast at the edge of the Everglades, Naples has lush palm tree-lined avenues and a glitzy reputation. But the city also has a small-town feel to it and wears its affluence and easy island style in equal measure.

This is part of what makes it a such a great destination for those seeking a romantic or luxury getaway, family vacay, Everglades adventure, or chill beach vibe.

The soft white sand Naples Florida beaches are an abundance of riches when it comes to natural good looks.

Punta Gorda

Punta Gorda, 30 minutes north of Fort Myers on Florida’s Southwest Coast, is a family-friendly getaway offering saltwater and freshwater adventures, waterfront shoppingaward-winning cuisinefamily-friendly attractions, and plenty of old-Florida charm.  When it comes to shopping and dining, there’s no need to leave the Punta Gorda waterfront. Harborwalk is a hub of activity along 2.5 miles of Charlotte Harbor shoreline  that leads to Fishermen’s Village, where visitors can find a variety of gift, clothing, and specialty shops as well as restaurants serving fresh coastal cuisine with sweeping views of the water

Pine Island

Heading south from Bokeelia you will come to Pineland and then St. James City which is on the southern end of the island.

All three of these are very small communities.

Your exploration of Pine Island begins at the Pine Island Center intersection.  Take your pick, north or south, and head that way.

If you go north you will come to Pineland Road. Take it west through the quiet countryside to the little community of Pineland.

Sarasota

Sarasota is a captivating city located on the Gulf Coast that seamlessly blends natural beauty, cultural sophistication, and a relaxed coastal vibe. With its pristine beaches, vibrant arts scene, and abundant recreational opportunities, Sarasota has earned its reputation as a desirable destination for residents and visitors alike. One of Sarasota’s greatest treasures is its stunning coastline. Siesta Key Beach, often hailed as one of the best beaches in the United States, captivates visitors with its powdery white sand and crystal-clear turquoise waters.  Beyond the beaches, Sarasota boasts a thriving arts and culture scene. The city is home to the esteemed Ringling Museum of Art, where visitors can admire European paintings, sculptures, and decorative arts. The museum is complemented by the awe-inspiring Ca’ d’Zan mansion, a testament to the opulence of the Gilded Age. The Circus Museum, another attraction on the museum campus, showcases the city’s historical ties to the world of circus entertainment.

Venice

Venice is tucked away 23 miles south of Sarasota in Southwest Florida. Voted one of the Top 10 Happiest Seaside Towns 2015 by Coastal Living, it has much to recommend it. See how many facts you know about this Gulf-front city. We think there are a few things that will surprise even life-long residents!  Thanks to Caspersen Beach, Venice is known as the “Shark’s Tooth Capital of the World”. Many fossilized shark teeth wash up on the coastline of Venice and can easily be found by sifting the sand along the water’s edge.
